- Frozen coil
A frozen evaporator coil usually indicates that the airflow in the AC unit is not sufficient. When the air intake and filters are blocked by accumulated dirt or any other obstacle, airflow over the coil is blocked, resulting in the evaporator becoming too cold and freezing over. Heating such a coil causes it to drip water as it melts. Cleaning and changing the air filters on the AC unit will prevent this from happening.
- Leaking unit
The most probable culprit for a leaking AC unit is a clogged condensate drain pipe. This happens when the unit is old and needs replacement. The drain pan usually rusts with time resulting in leakage. A dirt filter also causes the evaporator coil to freeze over and drip excess water than the pan can hold when it melts. Regular maintenance or a complete overhaul of the system, in case of an old system, is usually enough to fix this problem.
- Unusual odor from the AC unit
Is there a musty, stinky smell emanating from the AC unit? The most common cause is a clogged AC system, which prevents fresh air from circulating. Stagnant water, as well as overheating components due to loose electrical fittings, could also be to blame.
